<description><![CDATA[ Ahh, I can already see the gleam in your eye when you read the simple words, "Becoming a Real Estate Agent"!  You're not alone by any means, that very same phrase brings smiles to the faces of countless people around the globe as they day dream about how their lives would be different if they were a real estate agent.

Its funny really, you talk to the majority of real estate agents and they will tell you that its just another job, no more than another means of putting food on the table for their families and yet many of us still tend to place real estate agents high up on top of that fictitious shining pedestal, which seemingly makes it more difficult to obtain.

The agents have it right though, by allowing yourself to see real estate as a job rather than a dream, you will find that the journey is not nearly as daunting when you reach the end.  There is really nothing glamorous about becoming a real estate agent, you start out in the trenches and work your way up just as you would in any other position, what is glamorous is the potential for making a great income.

While most jobs limit you to the amount you can make by paying hourly wages, withholding raises and career advancement you know where this is going, real estate is completely the opposite.  Real estate agents are payed by commission, in other words a percentage of the sales they make, sounds great right?  It is unless you don't make any, or very few sales, then you will find that a commission based career lacks in the income department.  You see with real estate you can make really great money, really poor money or something right in the middle, but the amount you earn depends on only one thing, you!

Each time you come across a real estate agent that is regularly making huge checks and living the fabulous lifestyle don't start to think about how great it would be to have that job, but rather how hard that person must work to make that kind of money.  If that particular person were not working their tail off day in and day out, they would be just another faceless agent struggling to make ends meet, and believe me, there are a lot of them out there.

You see, this article in by no means meant to discourage you from becoming a real estate agent but instead open your eyes to the reality behind the glamour that many of you have been blinded by.  Sure real estate agents are rewarded well for their hard work, but if the hard work isn't there neither are the rewards, just like everything else in life. ]]></description>

<description><![CDATA[ There has been a lot of speculation lately about the Real Estate Market, rising foreclosure rates, interest rates, buyers market or sellers market, length of time a home sits for sale. But what does it really mean.

The Real Estate market fluctuates, always. It moves in tandem to the economy.  So when the economy is moving along, jobs are plentiful and people are spending money, the cost of housing goes up.  There are fewer homes for sale, and the seller has a definite advantage over the buyer as far as price and negotiations are concerned.  Mortgage companies offer great incentives and life is good all around. 

But as it often does, a downswing follows, those great incentives from the mortgage companies turn out to be really great for the mortgage company but not so great for a struggling family.  The home that was bought when all was right with the world is suddenly a lodestone so heavy that it drags the owner toward foreclosure, and bankruptcy.  Selling that same home becomes a nightmare, because often the price paid for it isn't anywhere near the price it will sell for now.  Bank owned properties and foreclosures rates rise.  Homes for sale sit on a market that is sluggish to non-existent.   The job market falters, mortgage companies tighten the requirements for loans, and some close altogether.  Food and gas prices rise.  This sounds familiar, doesn't it?

Estimates are that the current downswing in the real estate market will last into the first quarter of 2010, as America trims the fat off our economy.  But that has a lot of people wondering if it is a good time to buy property, or do they sit and wait it out.  That greatly depends on your financial well-being; many of the high rollers are taking a wait and see attitude about the current market.   And some risk takers are wagering everything in the hopes that they can wait out the economy and come out on top.  Where does that leave the average person?  

If you need to sell your property, by all means put it up for sale, my suggestions are talk to a few agents, get a realist vision of the current market in your area and price your home to sell in that market.  Listen to your Agent, they are after all the authority in this instance.   Keep your home clutter free, and be open to showings at a moments notice.  Don,t price yourself out of the market, thinking that you'll take a lower offer, because the offers probably won't come and the house will set for months on end.  If you owe more that the current market will support, you will either have to bring money to the closing table or hold on to the property until you are able to break even that is your call, only you know your financial circumstances. 
 
If you are buying, you are in for a treat.  The market is flooded with options, prices are good.  Look to your agent for advice on what is truly a good buy, and go for it.  Please don't feel that just because the market is on your side you can take advantage of the sellers.  First of all, Karma comes back to bite and bite hard, and secondly in your finagling will probably miss out on a tremendous deal.  When you make an offer on a property, be realistic. Offering $20,000 to 30,000 less than asking price for a home that is price well to begin with is the equivalent of a smack in the face to the owner, and if they could take that much less, they would have probably priced it lower.

Buy, Sell, or wait it out, the choice is yours.  Just remember Samuel Clemens a.k.a. Mark Twain once said "Buy land, they aren't making it any more!" ]]></description>

<description><![CDATA[ So you have decided to buy your first home and off to the right start, but is your decision an informed one?  First and foremost, home buyers should be aware of the pitfalls out there when buying a home not to mention being knowledgeable and realistic about what you are getting, before you sign any piece of paper.  That is of course unless you have more money than you know what to do with and financial setbacks won't be an issue.  Of course if that's the case, I am always accepting donations, just kidding!  But seriously, do you have that kind of money?

For the sake of this article we will assume that money is an object, therefor you need to get a great deal and know what you are up against before buying.  The easiest way to do that is to break this guide down into more manageable sections, which we will call Financial, and Labor, both of which are dirty words.  Assuming that you have been out on your own for a while, you have probably been renting either a house or apartment so you already have a good understanding about financial obligation as it relates to your monthly rent payments, probably utility bills and so forth.  However, you may not have had a great deal of hands on experience with the labor aspect of this process, and believe me labor can be a very big part of owning a home, just ask a homeowner.  So lets get on with it.

Financial Obligations of Owning Your Own Home:

So here are a few of the financial obligations associated with owning a home, mull over these for a little while before deciding to buy.

Your mortgage, including principal and interest.

Have you given any thought about property taxes?

How about your homeowners Insurance?

Don't forget those utilities, which may include electric, gas, water, sewer, garbage, phone lines and so on.

Can't leave out the fun stuff like cable, Internet and maybe security service.

There is also general maintenance and upkeep of the property, you know things like painting, replacing worn out fixtures, etc.

Never thought about the majority of the items above?  That is okay because the truth of the matter is that most first time home buyers simply don't.  Just because you may be able to afford the home payments doesn't mean that you can afford the home, so keep that in mind while house hunting.  Oh and just in case, this would be the best time to set up a clearly constructed and realistic budget, that way you have a better idea of what exactly you have to spend!

Labor and Time Involved with Owning a Home:

Every homeowner has a certain amount of labor and time that they need to put forth in an effort to upkeep their new home, you could choose to hire this work out but then you start raising your financial obligations above, so you have to weight the cost and benefit of tasks such as:

Lawn maintenance which may include mowing, gardening, pruning trees and bushes, weed removal, leaf removal, and snow removal, etc.

There is also the exterior maintenance of a home, this usually includes painting and associated preparation for painting, cleaning gutters, cleaning and maintaining decks and walk ways, fence repair, cleaning siding, moss and mold removal, weather proofing and so forth.

You should also consider the interior maintenance, you know items like house cleaning, replacement/repair of leaking faucets, windows, doors, carpet and floor cleaning and care. Painting, replacement of electrical fixtures, sockets and switches, up keep on heating and cooling system, including filter changes, duct cleaning and insulating.

Unexpected repairs, including water damage, appliance replacement, fire or smoke damage, weather damage, etc.

Well if you walk away with nothing else from this article than a better idea of what to expect when you purchase a home at least you are one step closer to having the information, and the resources to make an informed decision to buy a new home. ]]></description>

It should come as no surprise that becoming a licensed real estate agent will not only open your life up to a bunch of great new opportunities, it can also start you down the path towards your dream career and secure your financial independence.

Many successful real estate agents are making a very comfortable living in this industry, the commissions are very high and you are free to sell as many homes as you can or want to, your income is a direct result of how hard and how much you choose to work.

Now I an not going to lie to you and tell you how easy it is to obtain your license, because, well, in some cases it just is not that easy.  Every state has different requirements, some of which may include getting college credits or being hired by a broker before you can even apply for a new license, so it will take some work, but just keep thinking about the rewards.  Real estate should be a career choice that you put some serious thought into, it will probably require a lot of dedication on your part, but once you have thought about it and made the choice, you are ready for your journey. There are several things that you can do to make getting your real estate license a little easier. Some of these things are:

1.  Do Your Research: Each state has real estate laws that specify the requirements necessary to obtain a real estate license. You need to research these requirements to learn what will be entailed to get your real estate license.
    
2.  Cover Your Bases: Fulfill any pre-license requirements there might be. This could include educational requirements depending on the state you are residing in.
    
3.  Train Hard: Prepare yourself for the intense training required to get your license, there is a lot to learn and remember. I would recommend that you go on to the Internet and acquire some sample testing and training materials. These will give you an idea of what you have in store for yourself when it is time to take the actual test. Aside from that, Practice, practice, practice since you may not have been in school for a while, retaining the information may be difficult at first.
    
4.  Follow Up: It would also be a good idea if you check with your states real estate licensing center to see what the post-license requirements might be, before moving forward.

Rest assured that being prepared will make getting your real estate license much easier. The real estate licensing test can be very difficult especially if all of the information is new to you. You are going to have to remember a great deal of data so take plenty of practice tests and take the test as soon as you can after your course work. The fresher the information is in your mind the better you will do on the actual license test.

Several years ago, when I got my real estate license, I chose to go with a local company that offered real estate courses and they guaranteed that I would pass the test with their help. If you can find a company that offers this guarantee you will be much better off, should the first round not go so well. It can save you a great deal of money. The fees to take the test can be expensive and your state may require a waiting period before you can retake the test. Yes, you guessed it, I failed. I had to wait to retake the test but in the meantime I was able to go back to school and retake the course. This allowed me to fill in the gaps I missed the first time. The truth of the matter is that no matter what anyone tells you or says, you have to want to quit, and it is not an easy journey, I wish it were. Sure there are risks involved, there are risks involved with everything we do in life, but chances are that if you work hard and stick with it you will have nothing to worry about.  As if the perks mentioned were not enough, real estate agents typically have the ability to set their own hours and work outside of the office if its more convenient for their schedules. Agents are in a position of meeting great new people and helping them to make their dreams a reality just as you will do by becoming a real estate agent.

What Does it Take to Become a Real Estate Agent:

One thing to remember is that all real estate agents, regardless of the state, are required by law to have a real estate license when they are doing business.  I know it seems a bit odd to point that out but so many "agents" try to beat the system by working without a license and the if caught the penalties may be substantial.  Getting your real estate license can get costly depending on the state you live in, some states require college credits while others require a certain amount of hours in real estate courses, just another reason to verify requirements before committing yourself to moving forward.  Below I have gone ahead and put together a some what typical list of requirements most states have for obtaining your license but be sure to check with your state for any additional requirements:

    1.  Applicants must be 18 years of age at the time of application
    2.  Applicants must have successfully completed High school or equivalent(GED)
    3.  All applicants must successfully complete their pre licensing classroom hours in a state accredited real estate school
    4.  Applicants are required to complete a licensing application and submit any required licensing fees
    5.  You must successfully complete the real estate license exam with a score of 75 or better
    6.  Applicants must successfully complete any post-licensing classroom hours within a specified period of time after receiving their license

Use the list as above as a general guideline as what to expect when working towards your license.  Again, depending on your state the requirements will vary, but I wish you all the best of luck on your journey to become a real estate agent. ]]></description>

Every entrepreneur, young and old, has to have a foundation to build their ideas on and that is exactly what this article is meant to be, a foundation. Virtual Assistant - Lets face it, most teenagers are more experienced online than some of the older guys that have used the Internet for a longer period of time, that give you an edge up in the world of virtual assisting.  Virtual assistants tend to do a little of everything for webmasters and you can find these opportunities in webmaster forums and freelance work exchanges.

4.  Affiliate Marketing - Affiliate marketing is a great way for teens to make money, because its easy once you learn the ropes, its highly profitable and usually requires less time than say, starting an authority blog or website.  Stay away from the ebooks and other schemes, try learning in the forums and from the best marketers to avoid the hype or junk.

5.  Freelance Work - Freelance writing, freelance web design and other freelance opportunities pay the bills for many online entrepreneurs and age seems to be no boundary in this field.
