Simple Steps To Prevent Water Damage

Water Damage is one of the many problems facing home-owners today. According to the Institute for Business & Home Safety or IBHS, home insurance claims relating to water damage is estimated to be worth $6.8 billion.

The most common sources of water damage are leaky pipes, ice dams, faulty ducts and vents, leaks from appliances like dishwashers, washing machines and refrigerators, clogs in drainage and rains.

Water damage not only causes destruction to property, but it also results in poor indoor quality air, increased humidity, rotting of wood, insect breeding and growth of molds.

A few simple steps can prevent water damage to a considerable extent.

Steps to avoid water damage
* Check for leaking pipes. A simple way to do it is turn-off all faucets and appliances that use water like dishwashers, washing machines and refrigerators. Then examine the water meter. If the meter is moving, then that means there is a leaking pipe that has to be fixed.
* Inspect faucets, toilets, sinks and bath-tubs regularly for any leakages.
* Periodically check dishwashers, air conditioners, washing machines, water heaters and refrigerators to check if they are in good working condition. Also, make sure that the hose of these appliances are devoid of any water leakages.

* Sump-pumps help to keep unwanted water from entering the house. Inspect them before the rainy season to ensure that it is in good condition.
* Ensure that all windows are tightly sealed and replace caulk as and when needed.
* In order to avoid damage, store all valuable items, photos and other memorabilia in water-tight plastic storage containers.
* Check all vents for leakages.

* Check for moisture behind basement walls and wipe them off regularly.
* Rain gutters will help to keep the rain-water away from the house. So, install and monitor them regularly to prevent water from entering the house during rains.
* Faulty duct systems can suck in humidity from outside and this can produce water on the walls. So, inspect the duct systems to ensure that there are no leakages.

* Use fans and dehumidifiers to dry the water present on the walls.
* During winter, check for leakages in attic, chimneys and fireplaces. When heat escapes from inside the house to the roof, it can cause ice dams that will result in water seepage.
* Check for clogged gutters and faulty drainage systems as this can cause extensive water damage.
* Water leak detection systems are available to inspect hidden leaks.

* Inspect roofs for leakages.
* Monitor wood siding regularly and paint it as and when needed.
* Use expansion joints of good quality. Expansion joints are materials between bricks and other building materials that absorb movement. This will put a stop to water seepage.

* Check the main water shut off valve to ensure that it is working properly.
* Disconnect garden hoses before winter to prevent water damage.

The above-mentioned steps are quite simple and easy to be followed regularly. When properly done, this will go a long-way in reducing water damage to property.
